How much should you put down?

20% avoids PMI on conventional loans, but many buyers put down less: conventional loans can allow 3–5%, FHA 3.5% with a qualifying credit score, and VA/USDA loans can allow 0% for eligible borrowers. Closing costs often run roughly 2–5% of the price. Keep an emergency fund after closing.
